Clearbell Capital required a design-led Cat B fit-out at 85 Grays Inn Road, transforming a shell and core space into a high-performing laboratory and office environment. The brief focused on balancing technical compliance with a high-quality workplace finish, creating a space that supports day-to-day scientific work while remaining welcoming, functional, and professionally presented.

Key requirements included:

Convert Shell & Core concrete floors, ceilings and walls into finished lab and office space
Incorporate specialist laboratory infrastructure including fume extraction and medical gases
Deliver practical, durable layouts aligned to typical scientific workflows
Ensure a compliant, buildable solution within the constraints of the existing building
Maintain a high-quality Cat B finish with a strong end-user experience

Project Delivery

We delivered the project over a 23-week programme, completing the works on time and on budget, exactly in line with the agreed plan. We navigated challenges with the base build contractor and ensured Clearbell Capital were kept fully informed.

The team coordinated specialist laboratory installations alongside the wider Cat B works, including Clearbell’s own Kastner Lab benching, laboratory cupboards, extract systems and supporting services. With strong on-site leadership and clear communication, the project was controlled and coordinated efficiently while ensuring a smooth delivery and a finished environment ready for occupation.
